We Place a Qualified RTO Tenant
GEM&M'S sources and places a pre-qualified RTO buyer in your home as a tenant. You do nothing — we manage placement entirely. The tenant moves in and begins monthly rent payments. A portion of every payment goes toward their future mortgage qualification.

Tenant Converts — You Cash Out or Reload
When the buyer reaches a 650 credit score, they qualify for a full mortgage and purchase the home at $130 per square foot. You earn $20,000–$30,000 per home at completion. Then choose: cash out your profit, or reload and purchase up to 4 homes in the next cycle.
