What Is the Rent-to-Own Program?

GEM&M'S Rent-to-Own is a no-money-down program that gives buyers a clear path to owning a home — even without a traditional mortgage today. A portion of every rent payment goes toward your future ownership. While you live in the home, we help you repair your credit until you qualify for a full mortgage.

For investors, the program lets you use your credit score — not your savings — to purchase a home, collect rent from a pre-qualified tenant placed by GEM&M'S, and earn $20,000 to $30,000 when the tenant qualifies for their mortgage.

This is not a traditional lease. Every party — buyer, investor, and referrer — has a defined, structured role and a real financial outcome.

No. The GEM&M'S Rent-to-Own program is a no-money-down program for buyers. You do not need a large upfront deposit to apply or to move in.

You do not need a high credit score to enter the program as a buyer. GEM&M'S provides free credit repair support to help you work toward a 650 credit score — which is the threshold for qualifying for a full mortgage and owning the home outright.

Yes. Investors can participate in up to four homes per year through the program. Each home earns $20,000 to $30,000 when the tenant converts — a potential return of up to $120,000 per year using your credit score, not your savings.
